The UK House Price Index reports annual price growth of 0.9% in August 2026, down from July’s revised 1.2%. The non-seasonally adjusted increase from July to August was 0.3%; the seasonally adjusted change was a decline of 0.2%. These measures use different adjustments.

HMRC estimates about 95,000 seasonally adjusted residential transactions worth at least £40,000 in August. The figure of 95,220 compares with 97,040 a year earlier and 96,650 in July, representing rounded declines of 1.9% and 1.5%. These transaction figures do not establish why house prices changed.

Annual HPI changes were minus 2.2% in London and plus 3.1% in Wales. Average values were approximately £554,000 and £216,000 respectively. These are provisional statistical estimates, not individual property valuations.

The HPI release describes a 13-month revision period and insufficient new-build transactions for some breakdowns. ONS and HM Land Registry report the same underlying HPI rather than independent price measurements. HMRC provides the primary transaction series; it does not independently confirm the price figures.
